We aim to be the informed, experienced owner advocate. Somewhere between a construction project broker and a project manager is a sweet spot that is brings real value to the table just by being the third person in the room. By focusing on the owner's top level goals integrated with decades of construction experience, we communicate with the contractor on her level and get the unique requirements included early and right.
Contractors want to install the project as the owner requests, but there are always unexpected problems, missed communications and humans making errors. We help the team focus on what matters and resolve unexpected problems.
The bulk of our income is a kickback from the contractor for finding the work and conflict/concern resolution between parties. The fees charged the owner are really just a vetting mechanism to make sure the owner is ready to do it, clear on scope and prepared financially.
Consulting Fees we charge the owner:
Stage 1 - Basic Scope ($110), just sit down and talk about the project, a one-page scope summary and budget is produced
Stage 2 - Documents ($260), refine any scope summary, design documents and budget
Stage 3 - Construction ($480), Help the owner sign contracts with contractors and observe/comment on construction progress
Project fees we charge the contractor:
Depending on what the project warrants and participant preferences for quality, attention to detail and trust between parties...we could be the licenced and permitted general contractor for the project and charge 15% of total project costs. Alternatively, we could simply collect a project broker fee of 3% of total project costs...or anywhere in between as agreed by all parties.
