This project:
Replaced of all floor joists,
Replaced multiple load bearing walls with minimal damage to out of scope units,
Replaced all electrical, including replacing overhead power lines with underground conduit and main service for each unit
Replaced all plumbing in all units
Added life saving seismic upgrades to exterior walls
Replaced all windows
Replaced all HVAC with an open-direct radiant hydronic heating in the floor and multi-zone variable flow refrigerant cooling above the ceiling
Add full ethernet wiring to each room, security cameras, and fiber optic internet to an in-suite server cabinet for multiple ISPs
Improved crawlspace access with monitoring sensors, sub-grade french drain system and groundwater discharge system
Replaced sewer lateral to city connection
Replaced city water main to meter
Replaced entire parking lot with asphalt on compacted road base, storm drain collection system and irrigation for water wise plants
Added HUGE 30ft x 12ft multi-level deck and retaining wall
Added parking and walkway flatwork concrete
Added natural gas, sealed vent, remote controlled fireplace
Added granite countertops, ceramic cooktop, microwave/conventional oven, LED under cabinet lighting, touch faucet, premium cabinetry and amenities
Added engineered hardwood floors over radiant hydronic heating
Added flood detection system
